       The applicant is proposing a 3 lot minor subdivision of 1.2 acres +/- of land
       located in the Single-family Residential (R15) District. Lot 1 would consist of 0.
       45 acres of land and has frontage on Western Avenue. Lot 2 would consist of 0.
       35 acres of land and has frontage on Hanes Street. Lot 3 would consist of 0.35
       acres of land and would have frontage on Hanes Street. Public water and sewer
       are available to the property.
