Possible Consideration of Final Plat Approval for a 2 Lot Minor Subdivision - 5601 Grant Hill Road - John Noppa and Carolyn Jonientz The applicant is proposing a 2 lot minor subdivision on 8.09 acres of land located in the Rural Agricultural (RA3) District. Lot 1 would consist of 3.6 acres and Lot 2 would consist of 4.5 acres. Concept plan approval was issued at the Board's January 25, 2023 meeting. The Board issued a SEQR negative declaration at your March 8, 2023 meeting. 3. Consideration of Final Plat Approval for a 2 Lot Minor Subdivision - 493 Church Road - Joseph Stanco Concept Plan approval for the minor subdivision was granted at the June 23, 2021 Planning Board meeting. The applicant is proposing a 2 lot subdivision of 9.07 acres +/- of land located in the Residential Overlay (RO40) District. Lot 1 would consist of 2.19 acres and Lot 2 would consist of 6.9 acres. Both lots would be accessed from Church Road. 4. Site Plan Review Associated with a Special Use Permit for an Existing Office Conversion to an Apartment - 1840 Western Avenue - Deborah Hoelzli The applicant is proposing to convert an existing office use (formerly used as an apartment) on the 2nd floor to a 2 bedroom apartment on 0.2 acres in the BNRP District. No exterior changes to the site or building are proposed. The site shares driveway access from Western Avenue with 1842 Western Avenue. 5. Town Board Referral for an Amended Change in Zone Application from a Single-Family (R15) District to a Local Business (LB) District - 1854 Western Avenue - Chris Laviano The Planning Board had previously reviewed a referral from the Town Board at your May 24, 2023 meeting for a proposed change in zone on 0.45 acres.
