Call to Order 2. 2 Lot Minor Subdivision -- Grant Hill Road (Tax ID# 61.00-2-12.1 -- Emery and Patricia Lemieux The applicant is proposing a 2-lot minor subdivision of 80.5 acres of land located in the RA3 District. Lot 1 would consist of 1.9 acres and would be located on the west side of Grant Hill Road. Lot 2 would consist of 78.51 acres and would be located on the east side of Grant Hill Road. The Planning Board issued concept plan approval for the subdivision at their January 10, 2024 meeting. 3. 4 Lot Cluster Subdivision - State Farm Road/Nott Road (Tax ID# 51.00-2-5.8) - JRG Builders, LLC The applicant is proposing a 4 lot cluster subdivision on 35.2 acres +/- of land located in the RA3 District. All four lots are proposed to be accessed from Stare Guilderland Conservation Advisory Council Page 1 of 3 Conservation Advisory Council - 03/11/24 Farm Road (NYS Route 155). Lot would would consist of 46,310 square feet; Lot 2 would consist of 46,899 square feet; Lot 3 would consist of 46,115 square feet; and Lot 4 would consist of 45,283 square feet. The applicant is proposing to convey the remaining acreage, approximately 31.2 acres to the Town. The remaining acreage that could be conveyed to the town abuts Nott Road Park. An area variance is associated with the subdivision application requesting relief from the required 100' watercourse setback on 2 of the 4 lots. The Planning Board issued concept plan approval at their January 24, 2024 meeting. The Zoning Board of Appeals will consider the watercourse setback variance at their March 6, 2024 meeting. Included in the agenda materials are ZBA notices from 8 watercourse setback variances the ZBA approved between 2013 and 2021. 4. 3 Lot Minor Subdivision - 200-300 Aaron Lane - William W. Wright Guilderland Conservation Advisory Council Page 2 of 3 Conservation Advisory Council - 03/11/24 The applicant is proposing a 3 lot subdivision on 4.06 acres of land located in the Single-family (R20) District. Lot 1 would consist of 1.09 acres and contains a pre-existing single-family dwelling and accessory structure; Lot 2 would consist of 1.15 acres; and Lot 3 would consist of 2.24 acres. Public water and sewer is provided to Lot 1 and will be provided to Lot 2. Lot 3 will have a private well and septic system, which will need approval from the Albany County Department of Health.
