Consideration of Issuing a SEQR Negative Declaration and Consideration of Final Plat Approval for a 2 Lot Subdivision - 2 Marian Court - Stacey Zyskowski The applicant is proposing a 2 lot subdivision of 3.2 acres of land located in the R20 District. Lot 1 will consist of 1.07 acres and contains a single-family dwelling and accessory structures. Lot 2 will consist of 2.2 acres and is undeveloped land. Public water and sewer is available. The application has been reviewed by the Albany County Planning Board, Village of Altamont and Conservation Advisory Council. The Planning Board issued concept plan approval at the May 22, 2024 Planning Board meeting. 4. Consideration of Issuing a SEQR Negative Declaration for a 6 Lot Major Subdivision - 5095 Western Turnpike - Thomas P. Della Rocca The applicant is proposing a 6 lot subdivision of 4.7 acres of land located in the Single-family (R20) District. Lot sizes range from 30,028 square feet to 46,058 square feet. An existing single-family dwelling is located on Lot 6. Three lots will be accessed from Pinewood Drive and three lots will be accessed from Western Turnpike. Public water and sewer is available for each of the lots. The Planning Board issued concept plan approval the the February 28, 2024 Planning Board meeting. 5. Concept Plan Review - 2 Lot Minor Subdivision - 2 Van Buren Blvd (Northeast Industrial Park) - Northeastern IP Holdings, Inc The applicant is proposing a two lot subdivision on 209.35 acres of land in the Industrial (IN) District and located in the Northeast Industrial Park. The proposed new lot will consist of a 4.85 acre parcel that will be conveyed to the Town of Guilderland and is the site of the Town of Guilderland Fire Training Guilderland Planning Board Page 1 of 3 Planning Board - 08/14/24 Facility (new fire tower under construction). The remaining 204 acres will remain as part of the Northeast Industrial Park. The application has been referred to the Albany County Planning Board for their August 15th meeting and the Conservation Advisory Council for their August 12th meeting. 6. Concept Plan Review for a 2 Lot Minor Subdivision - 2711 Curry Road - Athena Andrikopoulos The applicant is proposing a 2 lot subdivision of 23.83 acres of land located in the R40 District. Lot 1 would consist of 1.52 acres of land and contains an existing single-family dwelling and accessory structures. Lot 2 would consist of 22.31 acres of land and is undeveloped. The property is located in the Pine Bush Preserve Management Area and is a recommended "Full Protection" area. The application was referred to the Albany County Planning Board, Pine Bush Preserve Commission, Conservation Advisory Council and Town of Colonie. 7. Site Plan Review Associated with a Special Use Permit (Self Storage Facility) - 2360 Western Ave - A Metro Movers The applicant is proposing to construct a climate control and cold storage self storage facility consisting of one 10,000 square feet, 2-story climate control building and 3 cold storage buildings totaling 17,000 square feet on 3 acres in the Local Business (LB) District. The existing hotel use and single-family residence will be demolished as part of the proposed development. The application was last reviewed at the April 10, 2024 Planning Board meeting. 8. Site Plan Review Associated with a Special Use Permit (Parking Lot Enhancements) - 4 Tower Place - Stuyvesant Plaza, Inc The applicant is proposing pedestrian, landscaping and parking lot enhancements to the existing outdoor amenities within Tower Place on 13.6 acres located in the Local Business (LB) District. 9. Site Plan Review Associated with a Special Use Permit - Medical Office (NYOH Cancer Treatment Center) - 4 Crossgates Mall Road - Columbia Development Companies The last review by the Planning Board took place May 22, 2024, and was for a Guilderland Planning Board Page 2 of 3 Planning Board - 08/14/24 120,000 square foot building. The 120,000 square foot building was reviewed and approved by the Planning Board and referred to the Zoning Board of Appeals. The applicant reduced the size of the building and is now proposing a 105,000 square feet medical office building (New York Oncology Hematology Cancer Treatment Center) on 8.36 acres of land located in the Transit Oriented Development District. The applicant has since reduced the size of the building to 105,000 square feet and made minor adjustments to the site plan.
