Consideration of Issuing a SEQR Negative Declaration and Consideration of Final Plat Approval for a 2 Lot Minor Subdivision - 6061 Ostrander Road - John Phelan, III The Planning Board issued concept plan approval at the February 11, 2026 meeting. The applicant is proposing a 2 lot subdivision of 25.5 acres of land located in the RA3 District. Lot 1 will consist of 22.1 acres and contains an existing single-family residence. Lot 2 will consist of 3.03 acres of land and is currently undeveloped. 4. Sketch Plan Review for a Planned Unit Development - 20-24 New Karner Road - Pine Bush Parc, LLC The Town Board accepted the application at their March 3, 2026 meeting. The applicant is requesting a change of zone of 50.9 +/- acres from the Business Non-Retail Professional (BNRP) District to a Planned Unit Development (PUD) District and Open Space (OS) District for a 210 unit multiple residence development. Approximately 11 acres of the 50 acres site will be included in the area to be developed. The remaining 39 acres will be preserved and rezoned to Open Space. 15% of the units (32 units) will be designated as workforce housing and reserved for households making between 80% and 120% of the Area Median Income (AMI). 5.
