Site Plan Review - Residential Facility, Independent Living - 3400 Carman Road - RRA Properties Continued site plan review from the January 14, 2026 meeting. The Zoning Board of Appeals approved an area variance for setbacks at their March 4, 2026 meeting. The applicant is proposing an 18 unit townhouse style residential facility, independent living facility on 1.4 acres of land located in the Local Business (LB) District. 5. Sketch Plan Review for a Planned Unit Development - 20-24 New Karner Road - Pine Bush Parc, LLC Continued sketch plan review from the March 11, 2026 Planning Board meeting. The applicant is requesting a change of zone of 50.9 +/- acres from the Business Non-Retail Professional (BNRP) District to a Planned Unit Development (PUD) District and Open Space (OS) District for a 210 unit multiple residence development. Approximately 11 acres of the 50 acres site will be included in the area to be developed. The remaining 39 acres will be preserved and rezoned to Open Space. 15% of the units (32 units) will be designated as workforce housing and reserved for households making between 80% and 120% of the Area Median Income (AMI).
