        The applicant is proposing a 3 lot minor subdivision of 7.4 acres of land located


        in the Single-family Residential (R40) District. Lot 1 would consist of 3.38


        acres +/- of land and contains an existing single-family dwelling and garage.


        Lot 2 would consist of 2.2 acres +/- of land. Lot 3 would consist of 1.84 acres


        +/- of land. Lot 1 would be accessed from a driveway off of west Old State


        Road. Lot 2 and Lot 3 would share driveway access from West Old State Road.
